Accordingly to a large market demand for ever greater economic and industrial potential in the central part of the industrial zone Vogošća, a project to build IBC Balkan is launched, which is currently in its design phase. IBC Balkan extends to 2.27 hectares and is ideal for production and business purposes, distributor operations, duty free zone, shopping centers etc. The IBC Balkan is located within the commercial zone Vogošća (near the complex “Unis” and “Tas”). Lot is situated between the village of Donji Hotonj on the east side and the river Vogošća on the west side. Ground ascents 3.75% from southeast to northwest.
Industrial and business center Balkan is in an ideal location – next to the main transport hub that connects Sarajevo with other cities in Bosnia and Herzegovina. This location facilitates cargo truck traffic, since communication to other cities does not pass through the center of Sarajevo. Through IBC there is a local road which passes it and connects it with the main road, and with factories Tas and Unis. The capital, Sarajevo, is 10 km away from the complex. The regulatory plan envisaged the construction of the road which will connect the central part of Sarajevo (Marin Dvor) and Vogošća. This road will have four lanes and will go 300 meters from the IBC Balkan.
In addition to the excellent traffic connection, industrial zones Vogošća owns railway infrastructure, and next to the IBC center Balkan there are two railroad’s tracks.
The northern part, alongside river Vogošća is planned for storage, sales, trade and distribution capacities, while the southern part is planned for a business and retail space, for the needs of business partners and the market.
IBC Balkan has 364 indoor parking spaces on two underground floors.
Layout occupation of land for building is 9950 m2.
In functional terms it is planned that the facility IBC Balkan can be flexible and adaptable to all production and service purposes, and following levels of buildings are planned:
- Basement + Ground + 2 floor buildings for warehouse and production purposes
- 2 Basement + Ground + max 5 floors of buildings in the business district locations (five subjects).
